I want to move out of my primary residence and then buy another property. How would you go about this? If we lease this property, how long does it take for the rental income to count as income from the lenders' perspective so that we free up our DTI which qualifies us for the next property? We live in San Diego, CA.

@Ryan Phu I think that house hacking is the most tangible way to get your feet wet in real estate investing, especially in San Diego’s expensive market. If you have a situation where you could do it, or if you could create one, I say give it a shot. I started house hacking this year here in San Diego and it helped me build up more capital for my next project. Good luck

Curious to know if any of your markets are seeing a decline in prices and why? Are there specific types of properties you're seeing decline right now? Here in San Diego the market is on fire. No indication of decline with the SFH's that are being listed.

We are trying to get into a better neighborhood and are looking at ways to transform our current residence into a rental (or if selling the property makes more sense). The house is worth about 550k and we have about 175k in equity and have lived in it for the last 4 years. Similar properties around the area rent for about 2500-2750. We are looking at homes worth about 600-700k. Both of our sources of income are from w-2 jobs. What exactly does the whole process of what we are trying to do look like? Are there any particular professionals you would recommend we reach out to before making any decisions? How does financing work throughout this whole scenario? New to real estate investing so any input would help. Thanks in advance!

Hello all,

Hope everyone is well and safe. Me and my girlfriend are in San Diego, CA and plan on buying our first home. We will begin reaching out to lenders soon, and I wanted to know how we should go about that.

What is the most efficient way to reach out to as many lenders as we can to see what we qualify for?

What documents should we have ready and how should we present these documents?

Are there any red flags that I should keep an eye out for in terms of predatory behavior?
