How to manage student living

Hey all,

I am planning on renting out my condo that is half a mile from a university. What are things that I have to watch out for or prep up for when renting to students. How far in advance do you market these rentals? How do you stay competitive when marketing? What does your screening process look like? How long are your typical leases? Anything beyond these questions also help.

Also please drop any book or podcast episode recommendations about this topic.
