@Corbin Marcotte I’ll play devils advocate here. In hell, we use natural gas to keep the fires going and the souls a cookin’!

With gas, you will appeal to a foodie/amateur chef.... maybe even the next Gordon Ramsey crowd. Consider going with gas and emphasizing that as a premium feature of your unit compared to electric. If it’s Rittenhouse Square it will make a difference. Not so much in Bridesburg.

Either way, if you’re putting sprinklers in your building....that mitigates the Fire risk from either.

@Paiea Palomanu Do you feel comfortable editing a lease to suit your needs? I wouldn’t pay a service for a lease. They’re pretty straight forward and you can find ones specific to your state online for free.

I'm looking for anyone who has experience working with a lender around Atlanta to issue a line of credit to my LLC. The LLC owns a house that would serve as collateral and I have around 35% equity in that.

I'm looking for the business equivalent of an HELOC.

@Bryan Clement I have used SmartMove. However, also check court dockets and records for any county the tenant has lived or worked in.

I used smartmove for my last tenant and they missed they had an eviction 8 years ago. I wouldn’t have rented for them knowing that. I found it in the Unified Judicial System of Pennsylvania.

@Dennis M. This is a HUGE college town with UMD having their main campus here. I totally agree with you. It would expect that a noise complaint or two and pot smoking are par for the course.

@Yi Zhao Also consider blowing in insulation between the floors and walls between units.... especially the expanding type. This will help to seal the units from one another sound and smell wise.

As long as they’re paying rent and not destroying your property, I’d let them stay. You may have actually had the nuisance tenant already leave!
