@Marco Padilla you have to enforce your lease. What if they’re just saying she has cancer as part of a ruse to get you to feel bad. Maybe something else happened financially and they’re too ashamed to say.

I knew a girl who said she had cancer.... even texted me during her “Chemo infusion.” Turned our she was lying to get people to feel bad for her.

The day that I can tell my mortgage company that my payment is going to be late and I expect them to not report me to the credit bureaus because my tenant has cancer is the day I let it slide.

Call me cold hearted, but banks are cold hearted too.

@Jacob Sampson not in Pennsylvania. Unless it's from one family member to another, you're paying transfer taxes. You can't quit claim into an LLC without paying 1-2%.

@Kris L. What does your lease say? You have to give “reasonable” notice unless emergency repairs are needed and giving notice would lead to further damage to possessions or danger to tenants.

There is a distinction between service animals and ESAs.  A landlord cannot ask you to provide documentation for a trained service dog.  They can for an ESA.  Either way, they have to make reasonable accommodations for you if you come through with with documentation for an ESA.

Condemnation is something the government does by right of eminent domain and is for the public good. I'm no lawyer, but that doesn't apply here.  Was the heater something the tenant brought in or was that something you provided for heat?

Oh yea.  The cost of changing the code is nothing compared to the cost of losing tools, furniture, plumbing....
