Hey Ross,  You still cold calling?  We moved to cold calling a while back and it's been decent. 

For what its worth I think you can limit checking dnc to every so many days. 31 days I think (verify of course)

Hey Matt,

We did text messaging for a short stint and the biggest key was response time and getting them on the phone quickly if they were up for it.

How many are you sending and I'm assuming you are using one of the bigger text companies or crms?

We have switched to calling now just to be safer (although calling has it's own compliance issues too).

Who do you use now?  Our title company is decent but we flip and ours doesn't really do assignments.  At least not without full transparency to both parties including the amount of assignment.  I have heard fidelity is good and their fees are decent once you do multiple transactions but I've only used them a couple times when buying from wholesaler and it has been a while.

What methods are you using currently to find deals.  Just curious and of course I'd love to be on your buyers list :)

Hey Cody,  I'm in pierce county and often help newer investors in our area, sometimes out of the area as well.  Depending on what route you go I usually help you save time and money. 

If you are just trying to get one deal I can lead you in the right direction and if you want to start flipping or wholesaling Ill help you cut through the stuff you do and don't need.  Keep your money for marketing instead of expensive tools that aren't needed in the beginning.

Are you looking for just 1 deal or looking to do a bunch. (starting with 1).  What areas are you looking in and not to get to personal but what kind of money do you have access to (or maybe financing)

I had been asked on more than one occasion well before covid if I wouldn't mind wearing a mask. One time it was a person going through chemotherapy.  Another was a person with an autoimmune issue.  These were real estate appointments not tenants but the point was they asked nicely and even gave me a new one so I did.  

Although this instance is probably because of Covid. Covid isn't the only reason people wear masks and ask those around them too.  

Would you have cared pre covid?  Maybe maybe not.

I'm pretty sure you can end the tenancy depending on your reasons. I forgot that our attorney just wrote something for my fiances client. (Agent) who wanted to sell their house. I think she had to give longer than the 20 days notice I mentioned above though.

The person moved out even though the client didn't think they would and the house is getting listed this week. If the renter had challenged it our attorney thought it would have been fine, but who knows until actually challenged.   

There are several reasons to evict or end tenancy  that are acceptable even in the moratorium.   Definitely don't allow month to month. Definitely talk to your attorney like u mentioned.

Might be different with covid but generally you wouldn't need to evict yet just send a termination of tenancy. Or a no clause notice. Washington is 20 day notice same as if a tenant leaves they would give 20 day notice to vacate.  

You still need to give 20 day notice even if lease is up. It becomes month to month automatically.   At least pre covid. Definitely some adjustments but not sure if its relevant to u at this point
