I was just wanting some opinions about wholesale ethics. The short story is I was approached by a wholesaler who had a property in my area to wholesale. I was interested until he told me to represent myself as a partner to the people living in the property. I than started questioning the ethics about the deal. They have an assignable contract but they didn't tell the owners the intention of the property. I decided to pass on the property just because I didn't want my business name associated with deal. I just believed that it could cause hard feelings at the closing table and wasn't being done with the level of integrity I'm comfortable with.

I was wondering has anyone rented to a young person who's family lives overseas? I am currently in a situation that a young girl who is living here going to school and working has no credit, and her parents gift her a large sum of money every month. I'm just wondering can you get a co-signer from china? Would it do any good? She seems very nice but no credit is always a concern. She does have 3 years of rental history but that's all.

the other option is of course an owner carry and I actually do know of one that is 2 duplex's next to each other but need a lot of work. The price reflects it and doesn't seem like a bad deal. I can't take it on at the moment, so let me know if your interested in it.

I think an investor loan would work OK, I would talk to a commercial lender they will be able to tell you. Those loans are just based off performance of the rental and require 30% down usually, but those are really hard to find around here. That being said its not impossible I would stay away from certain areas like south empire, and bar view.

The business license just needs to be in place before you collect your first rent I believe, but I'm sure they won't make a big deal if it takes you a little while to do it.
