@Corina Eufinger I am structuring an investment LLC for the one investor who wants to have more of an ownership share in real estate. Our first deal is structured as a rate of return on the money he contributed only. @Ben Wilkins I appreciate the ideas.  The cost of setting up an LLC for each property and trouble of having to pay a business privilege tax in the amount of $100 for each LLC is aggravating as well.  I think for the long term investor I can utilize an investment LLC.  Any additional investors will be agreement based as corina said.  I want to make sure in whatever I do I can maintain control of day to day operations.  Thanks for the help!! Brian Ploszay thanks. I am in work on a deal with an investor with a rate of return but no profit share. But he wants to get more involved so he has an ownership in some of the flips and rentals. Just looking at options. Thanks!

I have investors wanting to partner with us because we are gaining some attention in our real estate LLC. I just wanted to hear some ideas of how investors are structuring deals with partners. Keep in mind I own the company, manage the projects and have a set team to do construction. Also, I don't need additional investors to maintain our current track. But I would like to grow a little faster. Hit me with your best deal structures.
