Structuring partnerships with investors

I have investors wanting to partner with us because we are gaining some attention in our real estate LLC. I just wanted to hear some ideas of how investors are structuring deals with partners. Keep in mind I own the company, manage the projects and have a set team to do construction. Also, I don't need additional investors to maintain our current track. But I would like to grow a little faster. Hit me with your best deal structures!

I prefer working with partners on a deal basis.  Any formal agreements you do, make sure the written language covers things like: preventing a  partner from leveraging their equity (and the property) on another property purchase outside the partnership, lawsuit protocol (i.e. if a partner becomes party to a lawsuit separate from property incident it triggers an immediate buyout or dissolution).
