Quick Story, I live in NYC but will be doing REI in CT. I will plan on getting my RE license in NY because CT is a reciprocal state, meaning I can apply for my CT license once I get my NY license. One thing that confused me about the CT application: "Salespersons & Broker Associates must be sponsored by a broker within the Reciprocal State at the time of application" is that referring to a NY broker sponsoring me prior to the CT application or finding a CT broker to sponsor me when applying?

 ahh thank you very much, I'll have to build a portfolio but great idea! I've noticed that the newspapers notice to creditors has the fiduciaries name (is fiduciary the same as executor?)  I wonder if its worth using a name-address lookup site?

another option is to find properties I'm interested in and then head to the courthouse with a list of probate names.

Stephanie Cabral is "notice to creditors" a way to find probates? Or is that too late in the process to contact a fiduciary?

@Emilio Ramirez agreed!, I contacted several, only a couple got back and since I don't have the contract signed I didn't want to go crazy,  I'll be looking at the place tomorrow with the agent.  Contractor 1 wanted to come out and look so i can start with his estimate to decide if the place is a good value.

@Mark Gallagher I checked out photos on his site, its pretty standard stuff, good enough to flip.  I am worried that this is over his head however If hes a hard worker that can be overcome. 

He just sent me a detailed reference list so I'll look that over now.  

Interesting to know that he might be willing to discount, honestly if he works well I'd happily partner with him on future flips.
