I'm looking into email probate lawyers directly for any leads, the state of Connecticut has a pretty tight lip on probates.  Has anyone had much success with that? any tips or ticks?

good video, a bit slow, typically you loose 70% of your audience on anything over 2 minutes.  song was a bit long too. sorry I own a production company just giving my two cents :)

hey @Ram Gonzales  I'm new and i have a question about the loan amount not exceeding 70% of ARV, if it goes over will the house flipper cover the difference? because that wouldn't be a 100% loan and taht scenario would obviously affect the profit for either you or the flipper. Also do you evaluate the properties yourself to determine that the correct calculations were used to determine it can be rehabbed at 70% ARV.

@Michael Noto  why would you need a track record when you offer all cash and no contingencies, correct me if I'm wrong but there's no out with that type of offer so who cares if you have done it before?

@David Midgett I'd also like to be clear, locking it down was more in references to getting the numbers figured out before it hits the market, that way i can offer an all cash deal the day it hits the market.
