@Account Closed  well i have a license, that being said i wouldn't be doing a standard listing agreement, i would just do a two week, one page, NDA so i can show my buyers.  I have homeowners that would be willing to do that.   by "adding more" i meant i'm adding more buyers to my buyers list and i don't know or trust them yet but I see your point and realize the mistake of my question.

@Ned Carey Agreed for sure! to be honest I've been spot on with arv, it's the repairs that need help! I am now beginning to see how crazy some of these "gurus" are when they say the average repair cost is $15-20 per square foot.  HA! the average for homes that i have successfully wholesaled is $40-$50.

hear me out...what if you meet with a homeowner and have them sign a non circumvention document, market the property to your buyers, find a number that works for them, and theeennn sign the contact with the homeowner to assign.  when i wholesale I am very upfront with the buyer and explain that i am not the end buyer.

 why do it like this? well if you have a price from the investor anything under that is money in the pocket.  Yea Yea you're supposed to know what your buyer will pay from the start but its not always that easy and i have been off in my numbers before, my area is very very tough, every home is completely different style, land, builder, acreage; it's not like the cookie cutter homes in phoenix.   

so back to the original question, can a non circumvention document do the job and allow me to tell my buyers about the home?  I do trust my buyers but I'm always adding more and you never know.

@Joe Villeneuve Huh? im sorry but this didn't really help me at all...I don't see any daisy chain here, First of all my properties always have an end buyer in mind, in this case I have this guy, my primary buyer, hence my friend after working with him for a while. I send numbers and photos to him, he trust my deals but he still wants to check it out.  this time he said ill buy it directly from the seller so I personally don't have to open escrow.  I thought that's great, now how do i protect myself and ensure payment?  Yes i can do the usual an do a contract and open escrow, but if i don't need to then why do it?

@Ryan Dossey well it wouldnt be an assignment, hes doing the contract directly with the seller.  He would be okay knowing im getting 10 grand on top.

I have a friend who wants to buy a property i found, the homeowner has verbally agreed to a price for 150,000.  I told my friend he can have it for 160,000.  My friend said he just needs to see the place, after he does hell give an all cash offer on the home.  Here is my question, what is the best way to get paid? Ultimately i want my friend to do a contract with the seller for 150,000 and then give me a check for 10,000, this way i don't have to assign it and deal with paying lawyer fees. so what is the best way to go about this? do i attach this to the contract for the home? or do a separate agreement of some type?

any advice is much appreciated.

I've heard that banks will not approve a mortgage if the home was previsoulsy bought and immediately sold again, has anyone come across this or find this to be true?  I have a "subject to" property i'm working on, the women just wants to sell her home quick to get her ex husband out of the house, home needs no work and i would just relist the home way under market value to move it.

I also did signs in norwalk and got the same call. Gave up on that, its was an expensive lesson. I don't know that there is a solution with signs in Connecticut.
