Looking for a partner to team up with and start acquiring mid to large size multifamily units. I have done several 4 unit deals but would like to scale up to 16 plus units. Must be Texas based and bring either capital, expierence or credit. 

@Jeff Chapz please share your experience investing in Beaumont TX. I’m looking at 16+ apartment building and wanted some unbiased feed back about the market before I put “boots on the ground”.

@Joseph Weisenbloom Thanks for the reply. You’re absolutely right. After doing more due diligence I decided that it was not the headache   To sub meter the property. Instead I decided to roll the utilities into the rents. Thanks again.
