Traditionally most will tell you to clean up your credit first. Although good credit is preferred it's not absolutely necessary to get started Personally I would either partner up(start going to local REIA meetings if you aren't already). Or start hitting the pavement looking for deals, Hans writing yellow letters or postcards, bandit signs. I would try to do as much as I could without spending that $35K. If you do those things 8-10 hrs a day I guarantee you'll find a deal. Take the deal proceeds and fix your credit.

I have around $50K myself and the experience as I own around 10 doors total here in San Antonio. Mostly small multifamily stuff.

We could partner up and take a stab something much larger than we could afford on our own.
