I have a property in Baltimore, MD (21215) in my pipeline now that I was going to wholesale but I decided otherwise because the property is going through a short sale. This would be a great deal for a fix and flip however I don't have the fund and am looking for a partner to go into this deal with me! I have plenty of free time so I can manage to process of the flip and even jump and do some of the work myself.

I have this property that initially I was going to wholesale but after speaking more with the seller I found out that this is a short sale property. Being my first deal, I dont want to wholesale it because of what I heard about people getting in trouble for short sale fraud by wholesaling short sales. I still think this would be a great deal though if I can bring in a partner to fix and flip it. I am wondering what are some good private or hard money lenders in Baltimore for beginners so that I can get an idea of how much cash is needed to go through with this deal?

@Account Closed - Thanks so much for the insight! Definitely changes my mindset about what a "motivated seller" actually is. Turns out the seller is going through a short sale with the property and is willing to accept less than the listing price but I been reading about short sale fraud and I'm going to leave this one alone because I dont want to be caught up with the FBI.

@David Hathaway - Sure its going for 44k but Im sure I could get it under contract for 30-35 and ARV is about 140-150. And sure I will send you a PM for your email to add you.

@Wayne Brooks - The numbers work if I can get it under contract at my target offer price.

@Sara Tremeear- Still learning lol. I havent heard of anyone dealing with a seller with a realtor when wholesaling so this is new to me thats all.

Hello Everyone,

I am in the Baltimore area and new to wholesaling and have had a motivated seller reach out to me in response to my postcards I've sent out. The problem I reached that I'm not sure of how to handle is that the owner said that he has a realtor and the property is listed on the MLS. This is a great deal if I can get it under contract but I'm not sure how that would work being that the owner has a realtor and also how could the realtor's commission affect the deal? Please help!!!

Hey BP,

I have 4 properties acquired in the recent tax sale in Baltimore. The problem that I am faced with now is coming up with the capital to secure these properties through foreclosure. I would like to see if anyone would like to partner up on this opportunity!

Hey everyone! So I reached a problem now where I dont have the money needed to take possession of the properties I acquired in the tax lien sale. Just wanted to see what you all think I could do to either still get possession of the properties or maybe sell my tax liens? I am even open to creative ways to come up with the cash to pay the lawyer to start the foreclosure process and get these properties.
Great work Mitchell Robert Classen I am about a year older than you and In the process of trying to get a flip done. If you dont mind me asking, how did you come up with that much cash?
