Motivated Seller has a Realtor! Help!

Hello Everyone,

I am in the Baltimore area and new to wholesaling and have had a motivated seller reach out to me in response to my postcards I've sent out. The problem I reached that I'm not sure of how to handle is that the owner said that he has a realtor and the property is listed on the MLS. This is a great deal if I can get it under contract but I'm not sure how that would work being that the owner has a realtor and also how could the realtor's commission affect the deal? Please help!!!

Kenneth Futrell unless you are a master negotiater there is no value added to you trying to wholesale properties off the mls. Most likely you offering that price will he rejected.

I hope you prove me wrong but I would suggest focusing on off market deals. The value of a wholesaler is finding deals I can’t find just by using google and the mls. If this deal is on the mls that means everyone who’s anyone in Baltimore has looked at it and they’ve all passed. That should tell you something.

I wish you luck but would also suggest switching to a different strategy
