Wholesalers, how long does it take you to find an investor for your properties? I'm sure there are many factors that impact this, such as location, location, location. But what is the shortest and longest amount of time it's taken you to find an investor?

@Bryan Wertz - I tried to send a colleague request but it wouldn't go through. I am a wholesaler in Southern California, but I grew up in Henryetta, OK. My brother is still there and we're tackling the greater Tulsa and OKC areas. I have one property available in Beggs and possibly another in Morris. Let me know if you want details.

I am on the verge of getting my first property under contract. Now how do I fill out the contract?

The date and parties are self evident.

The subject property would be the address?

What is the legal description?

The sales price is the price the seller has agreed to accept.

Subject to: Should that be the name of the mortgage holder with the amount of the mortgage?

Equity is the difference between the sale price and the mortgage balance (the amount the seller will actually receive).

Also, this is a generic contract, is it enforceable in all states?

In an effort to cover myself in wholesale deals, what are some of the worst case scenarios that could and have happened? I understand that, as a wholesaler, I would technically own the property being sold for 10-20 minutes while all the paperwork is signed. Has a wholesaler ever ended up owning a property for a longer period because the buyer backed out? What risks are the wholesaler facing?

Yeah Michael, good point. I am actually thinking of rehabbing a rental property upon purchase. Would all of those improvements be classified as CapEx for depreciation purposes?

If I am flipping a house, are the repairs I am making (carpet, paint, flooring, tile, countertops, etc.) classified as capital improvements or maintenance and repair? Where is the line and how do I determine that line?
