The devil is in the details as usual...we get the same or more than site built comparables on our modular builds. But, we have worked for 4 years on honing our builds to beat or match entry level site built customs. See pics on our website. 

I would say if the modular build strays from site built in any way, it's likely it would detract from the value. I feel it needs to be exactly comparable or better if it's a modular build...which is very tough to do but can be done.

Our modulars are all built to IRC and IBC code which is the same underlying code most municipalities use to govern site builts...so no difference there. They actually end up with more lumber, more rigidity, and more sound proofing than site built. Feel free to message me if you have questions.

$500k Investment Minimum, 12% return in perpetuity + 50% equity position + initial investment refinanced back out of the deal 

We're taking down 5 mixed use lots and building out 5 apartment buildings.

New Apartment Buildings, 50%++ Equity Position. How?

  • we build, utilizing our prefab experience, for 20-30% less cost than our competitors
  • we sell, 50% of the units
  • we rent the remaining half
  • we refinance investor capital back out of the deal
  • then hold a low leverage new construction portfolio
  • repeat

Hi All - the projects we're doing at the moment are in a rural ski town area. We currently have a loan with Bank of the West on one of our projects which has taken a lot of time. Honestly, I wouldn't mind going  private....it'd save a lot of time and having an ongoing relationship would be nice.

We're open to hard money, private money lenders etc.  Just looking for any input as to who's lending across the state for new construction.

Great post, At some point soon we'll be adding 100 doors within a month's time frame to subdivisions. Spent 3 years now developing the modulars that are as nice in design and finish out as a sitebuilt custom...and half the cost.

Let me know when you have a deal and we could possibly have some excellent synergy.
