Hi Richard - sounds interesting, how much is each four-plex to build, square feet, unit mix?

Will they be just four-plexes or can they be condo-ized?

It's a tough landscape to navigate,  quality and prices all over the place.  Mine are A class,  all hard surfaces nice finish out -  $110/sf with transport

It hasn't been my experience modular cannot be financed, I have an 8 unit project now and haven't had a bank say yet that they don't do modular. Maybe you're speaking about a different type of loan than I am with more units?

@Edward Yoo pm me about modular,  doing an 8 unit modular project now at about $100/sf construction costs,  nice finish out w/ all hard surfaces.

Hi Gus - thanks for the post and the link, I'll check that out.

I always look at capital as another piece of the expense pie and weigh out the cost of any and all sources of capital vs the cost of the deal, the management (to hire it), sales costs etc.

In my 22 years in real estate, I have never seen this much capital playing the game, it's everywhere.
