Yes, as above, pretty simple on total costs and CV...make sure you condo or townhome it. The last ones I've done have all been townhome. Selling one unit is my go to plan when starting a portfolio....other unit should be pretty low leverage after a sale

Has anyone else had success in gaining more equity out of their newcon deals using IRC stick frame Modular?

We have one right now finishing up, high end small custom

> 95% return cash on cash, bought land retail 2.5yrs ago (peak). $1.7M costs, $2.25M completed value. (would have had zero equity if site built)

We have 5 different factories we like and it depends on what we're doing. All in the Midwest. Would love to learn more about SoCal market... curious as to whether we're building for less than resales?

@Brian Larson thanks for that...I did look at those prefabs...$200k for what appears to be 200sf but I didn't delve into it. I saw that it was a turn key number though. We make those out here possibly twice the size for about $50k, 2br-1bath

Just trying to learn more about the market. Really like doing townhomes, row homes, duplexes...see any opportunities for that?
