Hi @Scott Harris,

Currently, home prices are at an all-time high. Competition is heating up here, but it's not impossible to invest here.

We've seen a lot of growth here in OKC, but the numbers are not making sense for a lot of deals.

You already have 3 properties, which is more than most people ever get!

Pick an area you feel comfortable betting your money on. It sounds like you did a lot of research to narrow down to these 5, and it's not a bad idea to diversify in different cities, instead of focusing on one.

Hey @Brandon Parsons,

Buy/Hold, Flips, Air BnB, House Hacking, Business Housing, College Students, Month to Month, etc.

There's a lot of opportunities, but it all comes down to your goals as an investor. Same with the area, because you'll be betting on that area in the long run.

I recently came across a deal with A-Class rental properties.

My expectations: Some cash flow, will appreciate well, great area, good condition, returns under 1% rule. 

I usually don't deal with A-Class rental properties, so I'm curious what other investors' thoughts are on it.

Markets from what I heard other investors look into would be Columbus, Memphis, Little Rock, and Kansas City.

I'm biased for OKC, but it will all depend on your goals as an investor and if the market matches your criteria.

Hey @Greg Elfrink,

Start with an area that matches your goals. The Midwest and other areas of the U.S. can offer BRRR strategy with ARV of 150k, if that is what you are going for. Starting off, I would recommend turkey or light repairs unless you have good knowledge on rehab.

Since you are out-of-state, you'll need to start building your core team to be able to invest. Deal finder, property manager, contractor, lender.

Zillow is good, but you'll need to focus on an area or have advice from someone in that area to give you an idea of what a good property looks like. On paper, it might look good, but in reality, it could be a warzone.

Hey @Steven Pratama,

Both Edmond and Norman has a lot of potential for growth. The Norman market is saturated, and Edmond is competitive for homes under 150k. 

Other areas you should look at would be Yukon, Mustang, Moore, and Piedmont.

Hey @Ryan Hayhurst,

One of the best ways to get these deals are staying connected and networking. If you keep telling people you're actively looking and you have the funds, people will definitely reach out to you.

Another way would be you reaching out to MF properties and asking if they are interested in selling. You'll probably be rejected, but you only need one good property.

Glad you're getting started on REI. Sounds like you're going to need a solid team to become hands-off with your busy schedule. Get connected and reach out to potential candidates for your main team deal finder, lender, contractor, and property manager.

Make sure your wife is on board as well, as unaligned goals between spouses can disrupt a relationship.
