A-Class Rental Properties Expectations

I recently came across a deal with A-Class rental properties.

My expectations: Some cash flow, will appreciate well, great area, good condition, returns under 1% rule. 

I usually don't deal with A-Class rental properties, so I'm curious what other investors' thoughts are on it.
