Just a half mile away from the Mukilteo-Clinton ferry, this established Whidbey Island multiplex has 19 residential units and 107 self-storage units as well as the opportunity for additional developments.

The residential buildings include three 3,200+ sq. ft. fourplexes and one 5,828 sq. ft. sevenplex. All units are two bed, one bath. Each building has one or two dedicated coin-op laundry rooms. Hello BP,

I have 5 land parcels in Sullivan County, NY under contract and am seeking a cash buyer for the properties. They could be sold individually or as a group package for a larger discount. The properties are as follows:

1. Cypert Rd. TR10 Fallsburg, NY - 5.33 Acres

2. Taylor Rd. TR 111 Fallsburg, NY - .75 Acres

3. 260 Cutler Rd. Liberty, NY - 2 Acres

4. Mud Pond Rd. Highland, NY - 6.48 Acres

5. Elm Rd. S. Mamakating, NY .28 Acres 


The properties are buildable vacant land. Some with hookups and some without. 260 Cutler Rd is the most developed and has a concrete slab for an RV or mobile, water, electric and septic. 

I'm also willing to consider a JV with someone who could bring a cash buyer.

Hi David! And welcome to BP! 

All those tips are great! I'd like to add the suggeston that you find and join a local REIA. Networking has been the #1 most helpful thing to me, and if you're serious about investing, when it comes to networking don't just dip your toes in... dive in with passion!

Attend every meeting possible, bring a pen and paper and introduce yourself to three or more people at every meeting. Contact the successful investors who stand out to you or are doing what you want to be doing, then take them out to lunch and pick their brains. 

Just the other day a well respected investor in my area offered me a job as his assitant after I took him out for coffee. Could there be a better place to learn than from the chair in an investors office? I have to admit here that we've been actively working together on deals for a couple months already but... it all started when I asked him to lunch. 

Point is, if you never ask, the answer is always no. 

If the answer is yes, you never know what might happen. 

And don't forget to ask how you can help them. Mutually beneficial relationships get the best results.

Hi Nick and welcome to BP! 

It sounds like you're in a pretty good place to get started and I absolutely recommend moving forward with your investing. 

It also sounds like you're mostly familiar with conventional or bank financing so the first thing I would suggest you do is join the local REIA and build on your real estate education. The reason I say this is because there are other ways to buy that will allow you many more opportunities and the potential for a much better return.

As a painter, I think this is a great idea. Whatever damage they do, short if snapping it in half, can easily be repaired at move out by sanding and refinishing the surfaces. Boom! Brand new countertops for next to nothing and as far as I can tell you could do this for years and years until you sand the last layer of counter top off. Seems very cost effective and simple. I'd do it. 

Someone recommended corian counter tops for rough tenants. Maybe look into that as well?
