@Dan Shoemaker big congratulations on the record setting summer! We're about half of what you're doing 3-4 rehabs at one time and holding 6-7. We should talk. As we are in our first year, our bottle neck is liquidity. Not sure if this is what you're looking for, but we're at a place where we are seeking more favorable funding. We successfully bought and sold 12 last year on hard money, but we're ready to scale.

@Matthew Bonds I have to say, I'm astounded with your success and drive. With your ambition, I promise if you pour over these forums it will pay dividends beyond what you could probably imagine. Congrats, you are truly exceptional. Keep your nose clean and you will go far. 

Also, try Matt at Pioneer Realty. He's a firefighter and will likely understand a part time situation.  BTW, I'm almost positive it is a flat fee.
