Those cash flow rules you've heard of are mostly not available here in So Cal. Not saying it can't be done here but it's not very likely in most areas. I have come across a few deals in Desert Hot Springs over the last couple years that I wish I would have held on to instead of wholesale because they would have cash flowed really well.

For the vast majority, the So Cal rental game is an appreciation play, not cash flow.

A couple months ago I talked to Rosemarie at Brighton.

She said they don't work with investors that live out of state. Do you know of anyone that has received a loan from them while living out of state?

No better time than the present to start any type of real estate investing strategy. If you wait for all the conditions to be right you'll never start. There will always be people buying low and selling high regardless of ANY market condition.

LOL. Give the guy a break. I'm pretty sure he's trying to gauge how much he should factor in when making offers. He's probably gonna wholesale and wants to know how cheap he needs to get something to make a profit.

@J.J. Jaurequi, you need to talk to your buyers to see where and how much they will pay.

As John said, I believe you can do wholesaling just about anywhere. 

With that in mind, you shouldn't be blanket marketing to whole counties. Joe McCall made a video recently that will help you figure out what zip codes you should target. This is a really cool ninja trick he uses inside on listsource. Should help you a bunch.

Where are you now? 

What's your current day job?

Leaving after you just started to establish something seems counterproductive. 

Starting a new day job in a new city will just make it harder to succeed in wholesaling.

I vote for sticking it out where you are. Build a team that can do the work for you. Then once you have that consistent you can move into another market and repeat the process. 

This all comes from a guy who has wholesaled two deals now and has been looking to move out of state for a year or two now..

Thanks for the warm welcome guys. I have started reading the ultimate beginners guide but I got a little side tracked with all the other books and podcast episodes out there. The info is never ending. It's hard to stay focused but I think I have my strategy nailed down now with what niche will fit me well and provide the results I'm looking for.

Hello everyone. I'm a wannabe investor ready to get my fist deal underway. I've been doing a ton of reading and listening over the last few months. I'm actively looking for deals and looking aiming to do buy and holds with 100% OPM. I will be starting realtor classes soon to supplement the investing side of the business. This is an awesome site and I've learned so much so far. Happy to be here.
