You should always try to get seller financing. A typical down payment would be whatever the seller agrees to. Anything under 20% would be better than the alternative. Don't bring up down payment unless they do. Don't bring up interest rate either. No down payment and no interest rate is where I'd start the negotiation.  "Mr seller, instead of cashing you out right now resulting in a huge tax bill for you, what if I could give you $xxx per month. That probably wouldn't be a good option for you would it?"

This investor club is the best around. Hands down! Great group of people. Seasoned and new investors alike. Stephen and Todd have done an awesome job building a community of people that genuinely want to help each other.

I stopped going to REIA clubs for about a year because every one I went to always had an up sale and/or were filled with the same new investors not taking action. This club is totally different.

I've been attending the IEREIC meets for 3 months now and have been able to build a foundation for several solid relationships.
