Only $.25 cents?! That's over twice what I pay for my skip tracing, lol. And I get around 90% accuracy.

Personally I like RVM a lot. I've been using Slybroadcast and I really like it. Happy to give you some more insight on what's worked for me regarding RVM - you have me on IG so just hit me up if you want to know my systems.

Personally I haven't done text blasting. I know people who have gotten good results from it, but there's a lot of new stuff coming out about legality issues with cold texting, and it sketches me out.

 Use a quality skip tracing company and get phone numbers that way. Happy to provide some recommendations.

Well, if you're driving for dollars and compiling the leads yourself, then you've already built your own criteria of what you consider a "good lead." If it didn't seem like a potentially distressed property, you probably wouldn't have put it on your list, right? Not sure why you'd need to scrub it. Just skip the whole list and try your luck calling up every property on it. Sure you might come across properties that have been sold recently or something, but going through every single property individually to look up that information seems like a colossal waste of time, instead of just paying $.10 cents for skip tracing. That's just my opinion.

I use M-Power Solutions. I'm friends with the owner - he's a great guy, and the hit rate and accuracy is around 90%. Pretty solid.

The format I use when I skip trace includes owner 1 and owner 2 in the same row. If you’re using quality skip tracing, you should be able to get back info for both husband and wife without having to separate into two records. That’d be a waste of money!

It's very accurate - They're a billion dollar company that funnels a lot of money into making sure their property records are the most up-to-date out there.
