I also recommend self managing if possible. You have the potential to make more money and there are more tax benefits as well. 

@Sandeep Dhall it says " to stop illegal purchases of Oklahoma land by aliens and non-U.S. citizens" does this apply to all aliens or just those deemed to be illegal? I would assume if you were a legal alien living in an area you would still be able by property in that area. But I have not researched the topic at all

Welcome to the forum. I know some investors with high W2 incomes such as Physicians can benefit from the STR loophole. There is a number of threads about it in the tax forum.

@Chloe Westwood I'm originally from Helena and have a few friends who are involved in real estate in the area. It has some great investment options still for a number of price points. Plus there are some great cherries in the Flathead area ;)

You only need to meet one of the tests. Generally, the first three are the most common tests claimed. I would also highlight that you need to be able to show your participation and substantiate it if necessary.

Also, Is this a STR or LTR? one other thing to consider is limiting the age of renters to 16+ as well
