Post: Licensed HVAC and licensed plumber

Hi all,

Anyone have recommendation for a licensed plumber and a licensed HVAC tech in the DC/VA/MD area? This is for a condo in Fairfax VA.

I am in the process of getting my unit sold. We had an inspection and these are the recommendation from the inspector:

get the HVAC unit cleaned/serviced (need licensed HVAC tech)
get the hot water heater serviced (need licensed plumber)
Repair the toilets (running)

Probably just need handy man for following:
Water heater closet need to put dry wall for ceiling
Replace bedroom door to balcony (not locking)
Repair shower necks for both shower (leaking)
Replace missing cover on outlet next to fireplace
Repair the socket on the bath light fixture in master bathroom

Would need to be able to provide a receipt as a licensed contractor as I need to prove to the buyer that those items are indeed fixed.

Hi everyone,

I am getting ready to sell my rental property. Yesterday was listing day. So I got 2 contractors and the cleaning crew to fix up the place. My tenant told me this morning that two items were broken: a foot scrub, and an "All Star Teacher"award given to her by her students.

I am not sure what to do here. I think it was the cleaning that most likely broken the items, because I don't think the contractors were supposed to go anywhere near those two items for the job.

Please let me know what you guys would do in this case. Should I offer to just pay her something? Fix those items for her?

Hi guys, I am investing in Jacksonville from DC with a Jax local. I've visited Jacksonville 5 times or so. By March, I am hoping to have our current properties rented out. I will be in town then, If you guys want to meet up, or we can do a video chat with my partner.

Some areas are better to rent out than others, but these are just from stats we've seen. I think we can give you a better picture a little down the road. Depending on what you like, it could be different area.

Thanks guys! I interviewed a few realtors in the area and decided to sell them around Feb and March. All the estimates are more than I expected. I can't believe it.

Welcome! Jax is a great place to invest. Do your homework before jumping in. But Jax is a great market to be in. The other day, I read in a Chinese newspaper that it's one of the top 10 cities to invest. Crazy.

This is for my DC / Arlington / NOVA people.

Here's the story. My brother and I bought a condo last year (March 2013) 5 mins away from courthouse. We both thought we were giving to stay for more than 2 years.

Anyway, a lot has changed since then. There's a high chance that I will move to Jacksonville Florida this year. My brother is taking a leave of absence for 3 months and there's a chance of him quitting entirely (we are not sure yet). We got the place at a decent price. 460k and we put 20% down. it's up to roughly 480k this year. We are considering either rent it out for a year or selling it now. Our mortgage for 30 yr including HOA 460 a month.

If we sell now with 6% commission, we would probably have to sell at 489k to break even (and lose the money we pay monthly).

Either way, My brother will most likely stay in dc area for a long time and just rent somewhere cheaper and I will do the same and then move to Jacksonville when the time comes.

Question is: should we sell now or should we rent it out for a year?
