Oh my gosh!!!

I was just complaining to my friend about this new tenant of mine! She was late last month and I didn't think about it until she told me that she mailed it to the wrong address.

This month, she told me she mailed it! And I didn't get it, and then told me she mailed it Wed, and I didn't get it again.

I don't believe it..

Good info guys, I just sent a late rent notice and ask for everything to be received ASAP. If it's received after the 15th, I will apply more late fee. And eviction proceedings would be the next step.

I am from DC area. However, I am planning on moving to and investing in Jacksonville FL with a few local people starting end of this year. I will be in JAX for a week during thanksgiving. I would like to get a meet up together on November 27th 6pm.

Location TBD. Anyone interested? I am already planning a meet up with other folks in the DC area. So I am thinking we can use the same topics.

Welcome to BP. I just joined the community about a month ago only as well. I've learned so much in such a short period of time! Anyway, I am planning on investing in Jacksonville, FL and moving there next year. I will be in the area the week of Thanksgiving. I hope we can meet up. Hi guys,

I am new to foreclosure purchase. Recently, I've decided to invest in foreclosure properties. Are the deals that are foreclosed under HOA legitimate? These are actually in foreclosure auction, but it's done online and I have some time to do some due diligence. Do I need to do a title search before each bid?

I have one condo in VA that I am managing myself locally (Month to Month lease with 60 days notice) and I also have a SF in Florida that's being managed by a property management firm (1 year lease).

I am planning on selling them sometimes next year, because I think I would like to use the money to invest in other higher types of properties.

I actually only have experience in purchasing but not selling... It's crazier now that I have tenants in both. Can someone give me some pointers as to what are the steps I should take to make these transactions go smoothly?
