Thanks for posting this @Thomas Martin. I’ve been having the exact same thoughts. I’ve already been seeing so much vacant commercial space and there’s a need for more affordable housing. Does anyone out there have experience converting commercial to residential? What was your process like? Would you do it again?

I think more than reducing the price allowing pets would get someone in faster. I was against it at first too, but our best tenants have pets and wouldn’t have rented from us otherwise.

We have two units with a shower only. One currently has a family with a child in it. We haven’t had any trouble with vacancy so far. However, two sets of tenants have said they wished it did have a bathtub.

I haven’t used them myself, but I would start with Broadway Property Management if I were looking.

One benefit to a SFR over a multi unit is that when you go to resell there are often more buyers in the market for a single family. My first house hack was a single family in Louisville (Camp Taylor area) with roommates. After I married we house hacked with AirBnB until we turned it into a long term rental.

We live and have three rentals in 40213. None are in the flood zone. We do get water in basements with hard rain. I would just be selective about which properties you’re looking at.

 For the weekend of Kentucky derby, yes people can get even thousands a night. We are year-round hosts and can get $100-200/night for a three bedroom house (sleeps 8) other parts of the year. A single room rents for $50-100. We are near the airport/expo center.
