@Wesley B Williams. I haven’t updated it a while-I should reread and update. We specialize in buy and hold in 40213. We have 5 properties right now and are under contract for a duplex. So, not speeding along, but steady progress of 4.5 years.

If you’re a cash buyer you might consider getting on some wholesalers’ buyers lists. A good way to find deals that need some “forced appreciation.” ;)

We run numbers with a 7% vacancy rate, but our longest vacancy was 6 weeks.  Most times as soon as we have make-ready complete we have a tenant approved and moving in.  I don't know if this is helpful, but feel free to follow up with more questions.
