Post: Nashville Short Term Rentals

Hi @Richard Jeffries. The Nashville market is very hot right now. While inventory is a little low, the sales are up. I will say it can be a bit difficult to get a short term rental permit in the area, especially in Nashville proper. The easiest way to get one is if you are living in the residence and have an area to rent within the residence, whether it be a basement, garage apartment, or rooms for rent. There are some great areas to continue with your BRRRR model in Middle Tennessee area, along with a lot of flip opportunities as well. Hi! I think that whether you choose to start with SFH or Duplex for your first REI will all depend on the deal. You will want to make sure the numbers work for you. It will also depend on what method you choose to accomplish this. Will you be looking locally? If so house hacking could be a good option, especially with a duplex or bigger, or a SFH with a basement that you could finish out and use while finishing the upper level/s. If you are looking outside of your local market, what level of rehab are you comfortable with and do you have connections to that area?

Congratulations on your first long distance deal! I like your method of looking else where, giving you the flexibility of more opportunities. Getting into distressed properties that need some level of work will help to stretch your dollar as well. Have you looked into Hard Money as a way to finance upfront, and then refinancing into more of a conventional style loan before your HM loan term is up?

Both are great areas!! I am in the Nashville, TN area. There are a lot of wholesalers out there, so really just finding one that is a good fit and puts out good deals is the key! I think, from my side, really getting to know your clients and what they are looking for and the sort of deals that will work best for them is of the MOST importance. And you need to trust the person you choose to work with. Do you have anyone in the areas you are looking that can view properties for you, would you travel to see them, or would you base it off pictures and videos taken? Really building that trust with someone can make a huge difference for you in the process. I'd love to hear more if you would like to contact me directly, please feel free to do so. Hi Darryl! There are a lot of great opportunities out there and some really great markets! Finding the right wholesaler can make a world of difference (I am biased, I do work for a licensed brokerage that specializes in investment properties). But finding the right wholesaler, that is able to provide you with deals that will work for you can cut out a lot of the leg work for you. Depending on the brokerage or wholesaler you decide to work with will depend on how you are able to get on their list. Some are more selective and want to get to know their clients wants and needs more than others. It really just depends on which one you decide to work with. I know you mentioned that you are in the California area, is that the market you are looking to purchase in? I look forward to hearing about your decision on where to buy and the success it brings you!!

@Kevin Wilson Clarksville is a great area, along with some of the outlying areas of Nashville. Are you interested in Davidson County at all?

I live in the Nashville area and Clarksville is a great market to buy in. Are you strictly looking for the Clarksville area?
