Hey BP community!!

I specialize in investment real estate in Middle TN, and I am looking to connect with others in the area. What strategies have you found most successful, since it is all about the strategy! What are you doing to source properties with the very low inventory we are currently dealing with? Thank you!!

@Jaspreet Taneja I agree that Clarksville is a great rental market. Along with the outlying areas of greater Nashville. Mt. Juliet, Madison, Murfreesboro, Smyrna, Antioch, Columbia, Gallatin, Hendersonville, these are all going to be areas with better price points and more likely to cash flow starting out. With the amount of growth, along with more and more large companies relocating to the Middle TN area, the need for rentals is only growing. Nashville is already flowing more heavily into the outlying areas, so it will all depend on which area and what type of properties you are most interested in. I agree that a value add property is going to be your best way to get instant cash flow, but it all depends on what your long term goals are.

I do not know of any virtual networking groups going on right now. Hi @Jill Broadhurst! Single-family homes in the Middle TN area are going to be easier to come by and you will have more options in what you are buying vs. multi-family. However, I do think it all depends on what your goals are as well. Multi-family is becoming harder to come by, and when you do it is very competitive, especially in Nashville proper. I would suggest Murfreesboro, Goodlettsville, Mt. Juliet (outskirts of Nashville) if you are looking into multi-family. There are some great school districts in Williamson Co, Wilson Co, and some in Rutherford  Co as well. Middle TN as a whole is exploding right now, and expanding more into the outlying areas of Nashville. I think either way you choose Middle TN has some great investment opportunities. I would love to connect and hear more about your investment goals.

@David Yao Thanks for sharing! I work with investors in the Middle Tennessee area, and the market is so hot right now. It is nice to see Clarksville make the top 10 list for investing. The price of entry in Clarksville is still low, allowing for a great rental market.
