Suggestions on creative financing for this property. I need to reduce my P&I .So far I've tried using HML 12% rate + 5 points; PML 12% interest only for 36 months, but my P&I is still low. Thoughts?

I've used props stream before and it's okay. Watching a few tutorials on RealEflow and it seems more user friendly, more organized and basically your one stop shop for marketing, making offers, doing estimates and also analyzing deals and your CRM.

What are your thoughts if you have used any of these softwares

What if a session you're interested is full and you do not want to attend another session, is there a way to switch closer to the event just in case someone else cancels?

Also, can you switch sessions before the event?

It really depends on your market and your goal. When you analyze the deal, which strategy worked best?
