@Bruce Woodruff How do you do that. I googled, off market properties/ properties from sale in Smoky’s just to find websites. I join Facebook groups and try to reach out to contractors and call other agents as well

@Wilson Hunter Congrats on the first purchase;) I almost got my first property and but then was outbid by a second person and we went almost 30k over asking. Keeping my fingers crossed that I will get an offer accepted soon.

For persons investing in the Smoky Mountains, how are you finding deals? I am constantly checking the MLS and set up alerts, and most properties goes pending super fast.

Looking to set up an LLC and have a partnership agreement. Business sis growing and need have an attorney on my team who is easily accessible, experienced and available to give advice when needed before making a decision. Open to a retainer fee. I understand most attorneys charge a consultation fee, but right now I rather have a brief conversation to see if you are someone I can work with instead of paying $100 for every consultation.

Searching to asset based lender to do STR in Smokies.

Thus far I have tried the following for asset based lenders for STR in Smokies

- Host Financial ( heard they are good but hav been trying to speak with someone or even get a response but no luck)

- Visio lending ( In dialogue with a rep now so fingers crossed)

Looking for a back up plan. Any recommendations would be great

@Avery Carl I sold one in Ovtober and under contract to sell the second one. Was thinking to wait for the cash from the second property after we closed to put it towards down paymenf but will still be a little short

Creative Financing for down payment: If you have a lender that allows 15% down, investor loan for a $500k house; but you only have 60k saved. Things to consider: 60k personal cash + waiting for another property to close for additional cashWhat other recommendations would you give to find the remaining downpayment? 

P.S. 10% second home loan option is out of the picture
