After having one class C complex with only 1 bedroom units I vouched to never do it again just like @Greg H. The turnover and make-ready will eat up a large portion of your revenue.  I am sticking with with 2-3 bedroom units from here on out. Class A one bedrooms in a prime walkable location are a completely different story.

@David Shapiro I am realistic with the expectation of returns and would take a small monthly return for a strong location. I'm more concerned with location than return with this acquisition as it's a longer term play.

Hey all, I am looking for a property in or near Austin TX between $500-750k. It would need to be an income property and I would ideally like to put $100-150k into it for an ARV north of $680k although. A turn-key would be considered as well. Anyone have any thoughts, areas to look or property available? Thanks!

@Account Closed, thanks for sharing! That is inspirational. What is your average monthly expense for that targeted marketing? Average weekly time commitment? And how many closed deals per month does that bring?

@ross trampler, a flip in Austin could potentially be a tough start depending on the deal and location, as some areas can be better than others. (Lynn currie's meetups share the hot development areas). However, if you're financially able to hold onto it and place renters then that's a solid plan B for most of the Austin metro.
