Hi Sonny and welcome to BP. Congrats on your rental property! I also invested in rental properties in Austin recently and I compared quotes from 3 different agencies. Check with your home or auto insurance agent first. 

The agents will help you decide limits and answer questions you may have. The agencies I quoted were 1. Philip Doak Southwest Insurance Group 2. Ron Urias Farmers Insurance 3. Heather Fraley State Farm Insurance

Hi Ryan and welcome to BP! What areas/cities are you looking to invest in? We moved from the Bay Area to Austin last year and transferred some of our investments here and around TX for the cash flow and appreciation reason you mentioned. The entry point is much lower here and the cash flow is much better. However, the appreciation compared to CA isn't as rapid. For us it was more of a conservative and long term approach to building a real estate portfolio. This scenario fit our current needs well. We found it helpful to recognize the balance that we were looking for and this helped us research the areas we planned to invest in.

Try Dave Bair with Berkshire Hathaway and Hong Lee with Austin Commercial Properties. They have contrasting styles which should help you narrow your search a bit.

What I did was have coffee interviews with  a handful of multi family (commercial) realtors upon arrival and chose the one that aligned the best.

Good value would be getting $4,000/month. This is a bad play for cash flow considering the equity locked up. I would look into raising the rents with new tenants and pulling out some of the equity to "work" for me somewhere else.

I am a property owner like you in Austin. A few weeks back I met with Bo Harvel of Maximus Residential and he was a really cool guy and they seemed like they have a solid approach and business plan. Check them out online or I have his contact info. I'm still searching for a few more to compare. I'll let you know after I meet them.
