A professional PM company would have been up front with you from the beginning, instead of running down your business. If they act that way with you, I can't image how they treat housing unit customers.

Most of the software is too pricey for that # of units. That's why I recommend PropertyZar, but hey I'm partial.....

Thanks @Deanna McCormick and @Tracy Streich. Our general business is real estate investing and software. So we build units, sell some and keep some for rentals, flip homes and the typical. In otherwords, I am not nor want to be, a Professional Property manager. I only manage my own. They are somewhat spread out across the city with one in FL. I'll just keep a finger on the pulse and when it gets to the point where it negatively affects my core investment progress, that will be the time to hand it off. I was curious what the magical number range was for others.

Currently, I manage my own properties. I do factor in 10% in my analysis when purchasing properties. Just curious how many self managing investors out there manage their own properties and up to how many units?  Is there a rule of thumb for # of units you manage before sending to a professional property manager?

@Gregory Washington I read through your starting thread. To be honest, most of what you mentioned is not specific to Morris Invest. I run across many of the same issues with contractors, subs etc. I'm talking delayed responses, site is in disarray, subs not pulling correct permits etc. I'm not saying things couldn't be better. I'm just saying that these issues are not specific to Morris Invest. It's the construction industry. Also, I know many MDs/PAs that are sub 6 figures. (I use to own a medical software company). I don't know where they live but to think they are all rich and live in A+ communities is not true.

There's no reason for the PM not to have open communication with the owners. I agree with @Joel Wilmoth follow you gut and move on to another PM.

I take it that NJ doesn't require a CPM? I would think it would be a significant advantage in your advertising. Depending on your target market that are trying to acquire. Individual investors? Larger ones?
