Totally agree with @Josephine R Mukoroyi. Very good points. A good property management software will more than pay for itself. Saving you a ton of time and doing so much of the work for you. From background screening, online applications, property inspections, online payments, work order management, scheduling appointments such as showings, automatic calculation of late fees and so much more. We have rental properties and would not go back to spreadsheets.

You may not think you need anything more than a spreadsheet. But once you realize what a good property management software can do for you, you'll wonder how you did without it. Of course this depends on the # of units, but good software can save you a lot of time with most aspects of the management.

There are several options available for medium to large portfolios. We use PropertyZar. Just identify your needs, then find the right solution for you. Technology is awesome and when you combine with real estate, there are endless possibilites. Wait until block chain technology gets integrate with real estate professionals. A lot of changes will be taking place over the next few years. Exciting!

Great. Do as @Braden Smith mentioned. They are what most of us have started out doing. With mailers, try to get lists of people who might be motivated to sell. (bankruptcies, divorce etc.) Good Luck and have a great Thanksgiving

Need more information. What type of business are you looking to market for? Flips? Rentals? Notes? Each one have different marketing options.

LLC is my recommendation. Easier to setup. I had an S corp (which was acquired in 2013). I now just have an LLC. They are both pass through type corps. LLC works well with my real estate software company and my investment company. Of course, verify your situation with your CPA/Legal.

@Alyssa Paros It also depends on what you need to do. Excel may work but if you want to collect online rent, Syndicate your vacancies, background screening, provide tenant access for work orders etc., you won't be able to do that or track with excel.

There are several out there such as Appfolio, Buildium etc. They may be a bit pricey for 3 units.
