@Ivan Barratt is great advice. I do same thing. Be creative and you can find ways to increase the income.

There’s no set answer. I do both. As deals come my way, I run the numbers and decide after that. Wether the deal is a fixer upper or a ready to rent property. Depending on your area as well. You can’t be too strict on only looking for one option or the other.

sell it and move your capital into a cash flowing property, if you want rentals. To be a landlord for a year to save a small bit may not be worth it. Besides, you have to consider refinance costs.

If it's not worth the hassle to you, move on to another. Here in TN, we try to get all vacant lots because housing is so short. We build quads on them regularly. Sell like hotcakes right now. And if not, they cash flow nicely as well.
