Hello Everyone on bigger pockets. My name is Keith and I live in Las Vegas,NV .I work herein the military at Nellis AFB. I want to start a side buisness of becoming a property manager here as my way into real estate. Is there anyone on here a liscence property manager in the state of Nevada? If so, What steps did you have to take to become one. (Schooling, Internship, self employment)Again I want to work for myself and eventually start a firm. (I accept all criticsm in the comments just don't tell me it's impossible Thanks!!)

What free app do you guys have your VA use to make outbound calls to America from over sees. Or is there a way I can get them an American area code or phone number so when the caller sees the phone number they will more than likely pick it up.

@Evan Poole If you subscribe to a skip trace like spokeo you can simply put the address in and their name may pop up. or use the county website assessors page to put in there address.Which will pull up the current owner ,value , history and all sorts of other details of the property.

Hi I'm trying to buy a home and it has a cloud on the title. the owner is selling the home for 60% under market value so I know it comes with a catch. He also says since the home was a forclosure we have to do the closing at the title company which is whatever. I just really want to know the amount of debt the property has and if I will become responsible of paying it at closing.

@Nick Colamarino yes that is exactly right it's the equivalent of only working 4 hour a day at a 24 hour job not much is really going to get done.

How would you structure a payment to task a virtual assistant to cold call from a skiptrace to set up call appointments for me. My list is about 150 different names long. My fear is that my VA won't do a good job seeing that each name has 1-8 different numbers. Also I feel like he/she won't really try their best. I am a beginner wholesaler and I've tried to do it my self but having a family sometimes causes a lot of interruptions.

is there any high risk when trying to wholesale with brokers @Sam Shueh
