Hi Jonathan,

We are a licensed GC in the Twin Cities and have years of experience working with, providing estimates for, and completing the required code compliance repairs at registered vacant buildings in St.Paul (Ramsey Cty) and Minneapolis (Hennepin Cty) and are also a Hennepin Cty contractor. Your building inspector is most likely Jim Seeger or Reid Soley. I've spoken with and dealt with both of these gentlemen over the past 8 yrs on many properties. We are currently working with another BP member on a Cat 2 property he acquired in St.Paul. Just to let you know, these bids can be quite extensive and time-consuming as the reports are usually several pages long. We'd be more than happy to provide bids for you or assist you along the way. Jason,

If you're deciding to paint the Oak (cabinets, trim, doors) just be sure to apply no less than 3 coats of Underbody (primer) and sand well between coats then 1 good finish coat of the enamel. Oak grain is very hard to fill and can look cheesy if not done properly. We prefer enameling the trim/doors/cabinets, before walls to save time. Hope this helps.

Wow! sounds like you keep yourself busy. That's great. My wife and I are GC's out of Rosemount. We're looking for our first deal. My wife and I are general contractors in the Twin Cities and are also newer members on BP. For the past 8 years, we've been rehabbing bank owned properties but, are very interested in REI for ourselves. We've completed repairs and maintained several duplexes and single-family homes all over Minneapolis and the greater Metroplex. Welcome to BP Jason. We (my wife and I) are new to BP as well. We are a GC in the South East metro that currently services a 22k square mile area around the twin cities. Suzanne, I am a GC in Minnesota. I live in Rosemount and office out of W. St. Paul. I really have to agree with Rick Pozos. In the past 10yrs, I haven't taken a deposit on any remodel project from small jobs on up to $100k projects and I expect the same from my subs. They should only take a draw against work already completed or at the end of the project, especially if the client is providing all of the materials. There are too many subs & GC's out there that fly by the seat of their pants and not giving deposits is a good way to weed them out. I wish you the best with your current situation. My wife and I are hoping to get our feet wet on the REI side in 2017 by flipping for profit or for rentals. Happy New Year!

Hello Rashad, I have lots of experience with registered vacant bldgs in St.Paul and deal with Reid Soley (mainly) with vacant bldg inspections/compliance in St.Paul. Do you have a copy of the compliance report?
