I have been using them for roughly 7 months. Heres what I can tell you: Overall I am happy. Could my mail pieces be less? Yes. Do I have to worry about them going out weekly and the back end stuff, no. I could do it cheaper on my own, but its another thing to manage. Their Podio system is high tech and good, but I prefer the interface of Investor Fuse better at this point. Main reason is less customization. I cant delete things out as I want to. Have to contact support via email for everything. The set up and ability to hop right in and have a badass CRM is pretty awesome though. You're not going to be able to build what they already have in place for you without spending major money and time.

 They scrub your lists for you, pull lists for you, bring new lists in, and automate everything. Leaves you hands off. You get call rail numbers, support on issues, trainings on sales etc, sly dial, auto text etc. So really what it comes down to is what your time is worth doing some of this stuff and how much effort you want to put into your direct mail campaigns. 

So just to reiterate, this is probably for you if you want a dialed in CRM ready to go and you dont want to mess with mail at all and be completely hands off for the most part. REI Vault is legit, its not a scam. Hit me up directly and I'll hop on a call with you guys if you'd like. I'm straight up and will tell you how it is.

Depends on how much time you. If you have more time than money, visiting them ie door knocking, is your best bet to get in front of them. Next step would be skip tracing and calling them, ie cold calling. If you want to spend a little more, mail them.

You should be able to find expired listings online pretty easily. I quick google search, or search on here will pop up with different websites that provide this for a fee.

With all the competition out there marketing you gotta just go hard in whatever you do.. Dabbling doesn't work!

@Benjamin Blackburn I use a webform for my callers (If they're not in the system). When they have a lead they use this and it automatically goes into Podio. You can create one on Podio pretty easily. Just use your seller leads app and click create web form. Once you have the lead take it off the call list so you're not calling it again. Follow up in Podio and use your tasks and follow up system.

There are accurate skip trace sources out there to make things a lot easier. Sure you'll have to spend money, but it can make it a lot easier than hunting around. I do thousands a months as well as mail. The hardest part about cold calling is the grind and talking to so many unmotivated people. Mail you wait for the motivated call. You can hire VA's, but if you are bootstrapping making the calls can get tiring. So you with wait for the prey or go get the prey.. When the money comes its all worth it!

You might as well wait until January at this point. BUT after you start don't stop. Next year keep things flowing around this time and stay consistent.
