@Michael Hayworth Thanks for the input. Not interested in buying a franchise, just curious of results for a wholesaling type of business. What was your "coupon" for the customer in the ad?

Has anyone given this a try? Little coupon books that you can put 5x8 ads in for about $.03 a door. Not targeted at all, but a cheap blanket approach. Its in many markets. Has anyone tried this for wholesaling? They are in Phoenix, Denver, Chicago, Philly, Houston, LA, etc.

@Andrey Y. I guess my point is that its not very easy to walk into the SF market right now in 2017 and buy something that makes a ton of sense as a rental, unless you're banking on appreciation. Do people do it like they do everywhere else? Of course. But just going off of cash flow and market prices its probably not the best place to try and find something.

We have a seller that has stopped all communication. Hasn't answered calls, texts, etc for 2 weeks. The home is UC with us. The house is in pre foreclosure and we got the sale date extended for him in order to make it happen. The guy is a truck driver and travels often. His son is unable to reach him as well, but his phone IS on. He has money to get at the closing table and really no other options other than lose the home to foreclosure. Weird situation that makes no sense.. Its supposed to close this week. What to do?

This beautiful Wheat Ridge home near Denver Colorado has potential to be a large single family or split as a duplex. There is a separate entrance. The downstairs unit does have stairs going to the top floor, but a fire wall could be put in to separate the units completely. There are traces of meth in the home. They are low and slightly over the limit downstairs. Remediation would likely be light. The property was under contract around 400K when meth popped up. Could use a full update to bring it to 2017 standards, but may be able to remediate and flip quickly with paint and some updates.
