@Richard Galdieri Didn't get that far really. Assuming 5-6% would work. I wouldn't want to tie up 200K long though, and I would just end up flipping, so that why I feel like all cash is better unless the down payment is lower. Doesn't make sense to me as a rental. 

@Matt M. Agreed. Would be a tough wholesale, but maybe. I mean I mark things up pretty good lol, but thats a 91% deal..

I have a lead in Boulder CO I've been working that I feel is too tight, but has some creative qualities to it. ARV 550K all the house needs is some paint. I offered 450K cash offer. Seller doesn't like it too much and wants 480K. I said I could do it with owner carry. She is fine with it, but wants 200K down. At that point I don't feel like its worth it. Its a rental with a lease until April bringing in 3k a month. Good tenants, well kept house. She put 50K in it a year or two ago.

How would you work this lead? Or call it a pass?

Cheap Single Family Flip or Rental !
Heres your chance to buy a rental or flip for ONLY $65K. The neighborhood is nice and the houses surrounding the property are in great condition. This house would make a great flip or rental. Its currently occupied on a month to month lease at $400. The tenant has been there for 8 years. Rents could easily double plus some. Raise the rent and keep the same tenant or give them a 30 day notice and update the property to increase market value. The Fort Morgan rental market is very tight with limited supply. Vacancies fill quickly. This house does need updating on everything if you wanted to flip it. On a house this size we are estimating a 25-30K rehab budget.

Denver folk are moving up to Fort Morgan because of prices. The market is tight!

We got the lead from a cold call to a pre foreclosure list. The lady was going to go down with the ship if we didn't give her a 2 year lease so she could stay in the house until her daughter graduates. She was getting like 15+ calls a day and people knocking on her door, but no one wanted to give her what she wanted.. except us :). 

She had a ton of equity, so she still walked with a lot, but we also have a ton of equity in the property. Enough to make it worth waiting 2 years if we had to. She's renting it back from us at probably $1000 under market value. Again, it didn't matter as we had enough equity to make it happen. We closed it out, but will likely sell it to another investor in the near future. 

Chase wanted the house bad. They wouldn't let her refinance, do a loan mod, or even push out the foreclosure date. We were working the deal for a while, but got a call 2 days ago saying that we had to close the next day or it would be foreclosed on.

We gathered up some cash and made it happen and that was that.

Me and my team closed today on Halloween and our seller came dressed up! We didn't get the memo unfortunately :0

This was a big group effort with a ton of hurdles to get this deal done so we all had to come to closing for this one. We literally bought this property with a one day heads up or our seller would of lost the property to foreclosure and got nothing. We helped her clear 6 figs on a win win solution for everyone!
