If rental arbitrage is your game, I think this is a great approach. There are a lot of people doing this business and it's I've considered it myself. That being said, I'm with John. I prefer fewer units that I own and am gaining equity with.

I had a 5700 sq. ft. house burn down a few months ago and I'm trying to decide what to do with the property. It is in rural San Diego, on top of a very large hill, on 20 acres. There is a brand new, beautiful swimming pool - the only thing salvageable after the fire. I was considering rebuilding and using the home as a luxury vacation rental with an emphasis on hosting events such as weddings. Now I am thinking about building it as an assisted living home. What is the best way to learn about this business. Anyone teaching a course on the best way to set up and maximizing revenue on these? Seems like this might be the best option for this home.

I’ve only had conversations with one designer so far. Ideally I’d like to work with a company that can do everything from designing to building and everything in between. I live in California, so I can’t be very hands on. The property is in Hyde Park.

I have a 2 story duplex in Tampa, Fl. I am looking to probably tear down (it's over 100 years old) and rebuild. This will be my first ground up construction. I got a quote for just doing the design and CAD without engineering and blueprints. The price I got was $25k. I thought this was really high?  This is the sort of design I'm interested in.

What website books houses by the hour?

My goal would be to automate communications, but also to manage all the calendars in one place, have automatic price reductions as vacant dates approach, and to be listed on additional sites other than Airbnb and VRBO.  From what I can tell, they charge $100 per property (I have 5). I wonder if it's possible to negotiate a better price?

There are other providers like MyVR and Direct that can help with that. I am a Guesty user and looking to switch away because their value prop is diminishing by the day. I’m looking for a platform that can not only sync calendars, but update pricing in one place, send automatic messages, list on platforms other than VRBO and Airbnb without me having to do it, etc. Considering Guesty, but would like others suggestions.

Paul, You write this in your ad???:

"If a motel room is your standard of living, you are pathetic. I'd rather not rent a house to you. You are low class, you have low standards and are irresponsible with your money. I'd rather not rent a house to you and your problems. You and your problems can stay in a motel room (Brand, Copperhead, DBI Services, King's Construction, P&K Services, Plant Maintenance Services, CRM Construction, SCR, HydroChem and others). I suggest you stay at the Regal Inn, The Schwinn or Big Thief Cabins. They are expensive, small and have no amenities. Those places are for people with problems. Motels are in the ghetto on the east side of town. Cabins are in the once contaminated industrial park north of town. If this sounds like you, do not call me. Call the motel and stay there with your problems."
