There are options to buy with a bit more down (5% total) and buyout the PMI with conventional financing. there are quite a bit of factors that go into this decision. Would be happy to help advise you on the options available. Feel free to send me message or call. Thanks

Thanks for all of the replies, I fortunately have a partner who is more well versed and has done some previous flips. Just trying to get some info, but will read up on some of the links I've seen on other posts for more research.

I have a lot of RE experience, just on the mortgage side. Would be working directly with a company to help locate the property and rehab contractors. All the numbers look good and market is nice for these to sell quick. So assuming it's an extremely low risk investment, would a 50/50 split be fair? Seems like pretty good ROI for 90 days.

Purchase price is $25,000

Rehab and holding costs: $10,000

Sell Price is $50,000

Time elapsed from buying to selling: 90 days

If investor is loaning all $35,000 -- what is the reasonable / average amount you would pay them back total on their investment?

They are having me do all of the logistics, supervising the rehab, closing escrow, etc...They want to be hands off and are looking at this as a straight investment opportunity.

I am now just getting back into RE flipping and want to know what the market is bearing right now. Look forward to hearing back from you all and getting back on BP more often! Thanks in advance.

I am ready to make first flip property purchase in the near future. I've done research on lots of aspects of transaction and have a few additional questions.

Scenario:

Purchase price 35K
Needs about 10K worth of work to finish and make ready for sale.

Looking to sell for around 70K

I am a cash buyer and paying cash for remodeling and costs.

What are seasoning requirements on title if I sell to:

1. Cash buyer:
2. Conventional buyer:
3. FHA buyer:

This ties into the issue of how much can I make off a property depending on what type of buyer I find? For instance, it I'm all in for 45K and sell for 70K, out of the buyer's above, which would I have any issues with in regards to how much I'm in for total on the investment?

Sorry for drawn out questions, just wanting to cover all the bases.

How would you word a sign to get a buyer to call you? I have a home under contract now that I want to market to potential buyers. Something like "Home priced for quick sale, call XXX-XXXX"

I am a relatively new wholesaler starting to put some signs out to advertise "we buy houses" ---- Can any of you please share what phrases you use on the signs that you have had some success with getting the phone to ring?

Also, I was looking to get set up with a vumber.com phone # for taking calls. I recall someone saying to include certain things in the message to weed out bad leads. Things such as explaining what you do and that you are looking to buy at a discount market price due to the sellers circumstances. Can any of you please let me know your thoughts on what to and not to include on the message I leave for prospective seller's or do you recommend to forward the call directly to my cell phone and try to personally answer every call? Also, is vumber.com a good phone transfer to use or what other services have you all uses to be recommended?
