I have come across a property that I am going to see Wednesday night. Here's what I know so far: The property is in an area where similiar homes are selling between $60K - $75K. The home is currently not occupied but fully furnished and all working appliances are still there. Owner said the roof and HVAC are new in the last 3 years and the home is in good, move in condition. The owner wants to unload the home quick and said he owes around 41K. I would like to wholesale this property and want to know what questions to ask or issues to address when I meet this owner. I will inspect property thoroughly and hope to evaluate and make an offer by Thursday or Friday. This is the first property I am making an offer on and would appreciate any advice this forum could provide. Thanks in advance!

I am a Chiefs fan and hope Todd can repeat the success he had in AZ.... I just heard that crazy story about his wife finding a dead rat in her McDonalds salad a while back and sued them for big bucks and won!

Has anyone out there had any success with bidding on a home on a site like ebay and flipping it quickly for a profit? I see many homes that sell for the 3K - 10K range and think there would be an opportunity to flip for a small profit. I realize some of these homes are in distressed areas where property values are low, but for the right price, I think you could still make some money. The idea would be to hook up with a local flipper, rehabber, etc who would check out each property for a small fee to have a set of live eyes look at each home to be assured it's not a lemon. Any thoughts on this would be helpful. Thanks!

Hi, I am new to the site and like what I've read so far. I am ready to begin wholesaling here in KC and would like some advice on best practices when starting. I have a background in mortgage origination and am looking to branch out into wholesaling. My main concerns is building a buyers list before making any offers on properties.
