Bandit Sign / Voicemail Help

I am a relatively new wholesaler starting to put some signs out to advertise "we buy houses" ---- Can any of you please share what phrases you use on the signs that you have had some success with getting the phone to ring?

Also, I was looking to get set up with a vumber.com phone # for taking calls. I recall someone saying to include certain things in the message to weed out bad leads. Things such as explaining what you do and that you are looking to buy at a discount market price due to the sellers circumstances. Can any of you please let me know your thoughts on what to and not to include on the message I leave for prospective seller's or do you recommend to forward the call directly to my cell phone and try to personally answer every call? Also, is vumber.com a good phone transfer to use or what other services have you all uses to be recommended?

Sorry for the long post, just trying to get all of the information I can to move forward. Thanks in advance for all of your input!!
