It's not a bad deal if the rest of the block is in good shape, looked at a duplex in that area a while back and they wanted 15,000 for that one and the whole block was rough and mostly boarded up. Whatever you have figured for numbers, up your maintenance and vacancy numbers up. FYI, look at the zip for this area and 64130 is considered the murder area in KC. You would be better off finding something in a more stable area

It will be hard to find a deal in Johnson county for 60 that isn't a forcloser or needs extensive rehab. Try James B Nutter they are a non traditional loan and will work with people with your type of circumstances. You should expand your area, you can get twice the house for half the price in North Kansas city compared to BS or LS.

Replace all plumbing with pex, when it freezes it flexs and won't burst like pvc or copper. Drains being replaced from the start will save plumbing problems, i pick up a lot of my materials from habitat for hummanity. Great way to save money, goes to a good charity, and you are being more green re using. I don't care about paint, i will mix them to make new colors sometimes, lol.

Tile is the only way i go in bathrooms and i get that at the re store also.

Section 8 tenants are pros at working the system, hence why i don't work with that program anymore. Issue those notices! Feel free to contact me and i can see what i can do to help.

I agree, try and work your local market if you can, but as Scott mentioned he can do better for his money in other markets.

I deal with a lot of over seas investors and it always comes down to how good your team is. If you have that it can be as just as easy as doing it in your own market. Through networking and sites like this, you can find people that will usually hook you up with who they use. I have been able get great deals from others that where looking for something my market could offer them. From grouping for tax sales, commercial, or any good deal.

Island venture. Belize has some nice islands for cheap, fishing charter or resort/spa.
